From the Outback to the Land of Hornbills, This Property Development Company
is Returning to Its Roots to Build Sustainable Multi-Generational Living Spaces
Australian Boutique Developer EXAL Makes Its Entry Into The Malaysian Property Market.
Kuala Lumpur, 1 Feb 2023 — Australian developer EXAL marked its entry into the Malaysian market late last year with the purpose of building a sustainable space for multi-generational living. Founded in 2016, EXAL has quickly developed an impressive track-record for modern and sustainable living. Now, Managing Director Albert Ko – is bringing EXAL back to his roots through the SÓL Estate project in Kuching, Sarawak – the company’s first-ever project on Malaysian soil, EXAL is looking to incorporate a functional and progressive design, to assimilate revolving lifestyle needs with nature here.
With increasing concerns about climate change, alongside community interactions, environmental, social and governance (ESG) considerations now form a key part of company strategy across various industries. A survey by PricewaterhouseCoopers (PwC) reveals that 18% of Malaysia’s corporate sectors, including construction, have made a commitment to net zero emissions — and the property industry is leading the charge. In line with this, developers, such as EXAL, are working to meet these concerns, refocusing priorities to instead concentrate on the incorporation of sustainable infrastructure and liveable spaces.
A boutique developer which had its start in Western Australia, EXAL brings a combined experience of over 25 years in real estate to this project. Operating with the vision of providing clients Better ways of living, beyond buildings, EXAL consistently strives to seek mutual gains with its partners and stakeholders. Currently, EXAL has 12 development projects under its belt with completed projects and on-going projects. This includes single-unit and townhouse properties, apartments, such as Midland Heights, Yugo Waterford, and de Central, Beckenham, mixed developments —Infill Developments—, and township projects.
“We pride ourselves on creating developments with integrity— development projects which are curated based on the core values of our company — professional expertise, whole life cycle service and commitment, ” shared Albert Ko, Managing Director, EXAL. Elaborating on these values, he continued “Our team utilises our professional expertise and background in project delivery, legal, finance, and real estate to best serve our clients. At the same time, we understand that the property development cycle is a multi-layered process, and we work towards adding value to each phase of the development value chain, and committing ourselves to excellence and integrity in every project we undertake.”
The Malaysian development, known as SÓL Estate, is situated on Arang Road West, Kuching, Sarawak. The RM365 million residential project covers a 31-acre (28.5ha) area and boasts meticulously crafted solar-orientated structures with a beautifully functional design. Prioritising sustainable, multi-generational living, through SÓL Estate, EXAL seeks to harness the unexplored potential of Sarawak’s property market.
“In developing and managing projects, our previous projects and experiences in Australia remain just as vital to this development, Albert adds, noting that key lessons and experiences on matching client expectations have been carried over in determining how to best address the goal of creating a sustainable development space. We’re committed to completing high-quality developments, and our completed projects down under are testimony to that.”
The development currently features 269 bespoke homes across three phases, with 70% of the phase one properties sold, while the rollout for phase two is slated for Q4 2023.
Albert himself has over a decade of experience in property development, having founded Lumen Properties in 2009 before moving on to found EXAL, and leads the strategic development of the company, with a primary focus on the sales and project marketing of the developments.
